Denbury Homes has submitted proposals to West Suffolk Council to develop on a 2.7-hectare site in Bunters Road, Wickhambrook.
A total of 43 properties could be built, while outline permission is also being sought for two commercial units.
There would be a range of two, three, four and five-bedroom homes if the scheme is given the green light.
Seventeen of the houses will be classed as affordable.
A planning statement said there will be a “boost for village services and facilities during the construction phase” and new walking routes will be connected.
An access point for vehicles will be created by developing a T-junction to the east of the site.
“The proposed access, roads and private drives have been designed to be suitable for service (including refuse) and emergency vehicles and will allow direct access to the proposed dwellings in an emergency,” the design and access statement reads.
Approximately 46 two-way journeys to the proposed development would be completed.
